Eileen Johnson Founder,

Proper Retreats Property Leadership Advisor

I partner with discerning homeowners who refuse to let their property drift inside a scaling management model — and I lead it like it's my own.

Before

Proper Retreats

My work lived at the intersection of brand strategy and performance — environments where standards were protected relentlessly, positioning was never accidental, and long-term vision always governed short-term execution. I understood that the difference between good results and exceptional ones was rarely effort. It was vision, and the discipline to hold it.
When I entered the luxury rental space, I brought that lens with me. And what I saw surprised me. Not incompetence — the operators I encountered were capable, responsive, and well-organized. What was missing was something quieter and more structural: no one was thinking about these homes the way their owners did. No one was stewarding them with the same long-term conviction that built them.

Proper Retreats was built to close that gap — not by doing more, but by leading differently.

Luxury assets rarely fail because of effort.

They underperform because no one is leading them with intention.
In Vail and Beaver Creek, I repeatedly observed the same quiet pattern: beautiful homes, capable operators, decent results — yet no unified vision guiding long-term performance. Systems improved. Automation matured. Portfolios expanded. But strategic stewardship had quietly disappeared.

That absence is what I later named

The Vacant Listing.

Not empty nights on a calendar.

An empty leadership seat.

No one thinking five years ahead.
No one protecting identity as markets shift.
No one steering the asset with long-term compounding in mind.

Proper Retreats exists to fill that seat.

My work is grounded in brand strategy and performance-driven environments where results were never accidental. Positioning was deliberate. Standards were protected. Long-term performance was always considered before short-term activity.

That lens fundamentally shapes how I approach luxury property leadership.

I do not see your home as a listing to optimize. I see it as a high-value asset operating inside a competitive market — one that requires identity, differentiation, disciplined oversight, and ownership-level advocacy to perform at its potential.

The industry often focuses on management.

I focus on stewardship.

And for luxury assets, that distinction matters.

The industry may tell you that this is simply how property management works.

It isn’t.

Too often, exceptional homes are placed inside systems that prioritize growth over guardianship. They are booked, cleaned, and managed — but rarely championed.

I stand for protecting identity, shaping perception deliberately, and ensuring standards are upheld even when no one is watching. Because what you built deserves more than management.

It deserves leadership

Not because something is broken.

Because a home of this caliber was never meant to drift.

Proper Retreats works with a deliberately limited number of properties.

Not because of capacity — but because genuine leadership cannot be scaled indefinitely. The oversight, advocacy, and strategic attention that define the Properly Led™ Partnership are only possible when we choose the properties we steward with the same care we bring to stewarding them.

Every owner we work with has direct access to the same person who defined the strategy, made the positioning decisions, and holds the standard. Not a team member. Not a system. Not a portal.

You’ll have direct access to the people responsible for your property’s performance.

That is not how the industry works. It is how we work. And it is why we are selective about who we partner with.

Luxury assets require leadership.

Not because something is broken — but because what you’ve built deserves someone who will fight for it.

If you value long-term compounding over short-term fluctuation, stewardship over management, and quiet confidence over constant oversight, this work was built for you.
